Plans for 40 apartments, over two blocks, for the corner of Watery Lane and Rathbeale Rd have been submitted to Fingal County Council.
The application has been immediately deemed invalid by the council, because of a problem with maps and some missing information, but a follow up application is very likely.
The proposal is to construct 15 one-bed, 22 two-bed, and 3 three-bed apartments. The units will be built in two blocks – one of five-storey height with a set-back sixth floor level containing 31 apartments and a second block containing 9 apartments.
Detailed plans and drawings of the proposed development have not been made available by the council because it was deemed invalid.
The only information available is the description contained in the weekly planning lists and it states:
For (i) Demolition of vacant/derelict single storey shed;
(ii) Construction of a residential development of 40 no. apartments (15 no. one bedroom, 22 no. two bedroom & 3 no. three-bedroom) within 2 no. apartment blocks (Block) 1 of five-storey height, with set back sixth floor level, and containing 31 no. apartments & Block 2 of three- storey height and containing 9 no. apartments);
(iii) All apartments will have direct access to an area of private amenity space, in the form of a garden/balcony and will have shared access to 328sq.m of external communal amenity space and bin store/bicycle store (96 no. spaces) at ground floor level;
(iv) Provision of 14 no. vehicular parking spaces (inclusive of 1 no. accessible spaces) at ground level accessible via Watery Lane; and
(v) All ancillary works including tree removal/planting, landscaping, boundary treatments, visitor bicycle parking (22 no. regular spaces & 2 no. cargo spaces), SuDs drainage and all site services, site infrastructure and associated site development works necessary to facilitate the development.
Cllr Ian Carey said:
“While this planning application has been deemed invalid by the council I expect it to be back before planners very soon. It’s unfortunate that we can’t see maps and drawing yet of these proposed structures because how they fit into the surround residential areas is important. It must be noted that this is a town centre location just a short distance from Main St. This site in particular should have been developed years ago.”
